Design Technician / Permit Coordinator

The Role

We are looking for a mid-level Design Technician / Permit Coordinator who can wear multiple hats. This is not a pure drafting role, nor a pure paperwork role — we need someone who understands the full flow from design concept through permitted construction documents. You will work directly alongside our owner and project managers, architects and engineers to produce construction drawings, documents, navigate Whatcom County and city permitting processes, and help keep projects moving forward through the review cycle.

If you know Whatcom County’s permitting process, have a feel for the International Building Code and Washington State amendments, and can produce clean BIM documentation in Revit — this role was designed for you.

Key Responsibilities
  • Produce commercial construction documents in Autodesk Revit, including floor plans, elevations, sections, details, and schedules
  • Coordinate and submit permit applications to Whatcom County Planning & Development Services, City of Bellingham, and other local jurisdictions
  • Track active permits and plan review comments; prepare written responses and revised submittals
  • Research applicable building codes including IBC, IRC, IFC, Washington State amendments, and local ordinances
  • Collaborate with architects, engineers, other consultants, and the project team to ensure coordinated document sets.
  • Review Civil CAD files for accuracy and evaluation of projects total volumes and look for value engineering options.
  • Assist with design development and owner-facing presentations for commercial projects
  • Manage project files and documentation within our Microsoft 365 / SharePoint environment
  • Support project managers in helping and identifying permit-related risks early for project feasibility and other potential project cost.
Required Qualifications
  • 3–5 years of experience in architectural drafting, design, or permit coordination in a commercial construction or design context
  • Proficiency in Autodesk Revit (BIM) — this is a core requirement, not a nice-to-have
  • Working knowledge of the International Building Code (IBC) and Washington State Building Code
  • Experience submitting to and working with Whatcom County and/or City of Bellingham Building & Planning departments
  • Strong organizational skills and ability to track multiple projects and deadlines simultaneously
  • Solid written communication skills for permit correspondence and plan review responses
  • Comfortable working in Microsoft 365 including Teams, SharePoint, Word, and Excel
Preferred Qualifications
  • Experience with submitting documents to the various agencies within Whatcom County.
  • Familiarity with AutoCAD as a secondary tool
  • Knowledge of commercial site work, tenant improvement, and new construction permitting workflows
  • Experience coordinating with civil engineers, structural engineers, and fire marshals
  • LEED AP or familiarity with Washington State energy code (WSEC) is a plus
